As a homeowner, you want your home to sell fast and bring in top dollar. It's not luck that makes this happen, it's careful planning and preparing your home that makes this possible. Below are a few tips that you can do before you put your home on the market.
1. De-Clutter! You plan on moving, so why not start packing away all those items you don't use on a regular basis. Pack up knickknacks, remove books from bookcases, and clean off counters. It also gives you a chance to donate or throw away items you don't need.

2. De-Personalize Pack up photographs and family heirlooms. Some buyers can't see past the personal artifacts, and you don’t want them to be distracted.

3. Rearrange bedroom closets and kitchen cabinets Buyers love to snoop. Showing the buyers that you are organized tells them you take care of the rest of the house.

4. Clean your appliances In a lot of real estate transactions the appliances are included in the sale of a home. Buyers try to imagine their items in your house and imaging their food in a dirty refrigerator may not help the sale.

5. Make minor repairs Replace cracked floor or counter tiles, patch holes in walls, fix leaky faucets, fix doors and drawers that don't close properly, replace burned out light bulbs, check for any faulty wiring, and dont forget to repaint the walls or do touch up where it is needed.

6. Make your house sparkle Wash windows, clean out the cobwebs, vacuum daily, dust furniture, hang up fresh towels, re-caulk tubs, showers and sinks.
